    • 24-hour manned security gate & periodic patrol service

  • Why do I pay dues to two associations?

    • Each home in Briar Bay is governed by two bodies: the Master association and the "sub" association. The Master association is responsible for the amenities and maintenance of all of the common areas outside of Waters Edge. Waters Edge is responsible for anything within the sub-association.

 

  • What changes to my home or landscaping require an Architectural Application Form?

    • Any permanent exterior change to your home or property requires association approval before the work may commence. Examples of this would be: new or altered landscaping, driveway staining or expansion, re-painting your home, installation of hurricane shutters, building or adding on to a patio, etc.

  • What does a "rules violation" mean, and am I being singled out?

    • A rules violation notice is simply to inform you that you are somehow in violation of a particular rule contained in our governing documents. This notice gives homeowners the opportunity to correct any violation. Please remember that when you purchase a home in a gated and deed restricted community, you are agreeing to abide by all the rules and conditions as set forth within the association's governing documents. A rules violation notice is not personal; it just reminds us to be good neighbors!

 

  • What are the "quiet" hours in the community?

    • The City of West Palm Beach designates the noise ordinance to be in effect from 10p to 7a. Excessive noise complaints during these hours should be directed to the West Palm Beach Police Department.

 

  • What is the HOA Landscape contractor responsible to maintain?

    • The association is responsible to mow all lawns and turf areas, trimming of hedges, ornamentals and Palm trees up to 10', fertilization, pest control, weed control and routine testing of irrigation systems.

 

  • What part of my landscaping am I responsible to maintain?

    • The homeowner is responsible to remove and replace all dead or dying landscaping. The homeowner is responsible to have irrigation repairs performed, when necessary.

 

  • What is the criteria if I want to lease out my home?

    • The Briar Bay Community Association has established clear guidelines and criteria for the leasing of units in Briar Bay.
